The €250,000 threshold may apply when the main spaces of a qualifying non-residential property are legally changed to residential use. The property and the conversion sequence must satisfy the rules in force for the specific transaction.

Important eligibility conditions
The €250,000 threshold is conditional
These conditions must remain visible throughout the decision process and be verified against the current law and the documents of the selected property.

The minimum acquisition value applies to one property; the 120 m² minimum does not apply to this route.

The main spaces must qualify for a legal change from non-residential to residential use.
- 03
The qualifying change of use must be completed after 5 April 2024 and before the residence application is submitted.
- 04
Short-term letting through digital sharing-economy platforms is prohibited for properties used for the permit.
- 05
The €250,000 exception can be used only once for the same converted property; prior programme use must be checked.
