Land and due diligence
Do You Own Land in Greece? AILIT Group Can Help Unlock Its Potential
A plot of land in Greece can serve as the foundation for a development project. Depending on its location, size, topography, building restrictions, and market demand, it can be developed into a villa, residential complex, aparthotel, yield property, or commercial facility.
AILIT Group is open to proposals from landowners in Crete, Athens, the Athens Riviera, and other promising regions of Greece. The company evaluates each plot as the basis for a future investment product.
What Options Are Available to the Owner
Selling the Plot
The owner can offer the land for direct sale. AILIT Group analyzes the location, documentation, building parameters, and investment appeal. Examples of current offers can be found in the land plots section on the AILIT Group website.
Joint Construction
Instead of a sale, a joint project can be considered. The landowner provides the plot, while AILIT Group manages concept development, architectural design, permitting, construction, marketing, and property sales.
The allocation of costs, finished units, and profits is determined individually following legal, technical, and financial due diligence. Implementation stages are detailed on the Greece real estate construction page.
Antiparochi
Antiparochi is a common model in Greece where the landowner transfers the plot to a developer in exchange for an agreed share of the completed property. This format can be more profitable than a direct sale, especially if the land allows for the construction of multiple apartments or houses.
An example of the company’s completed residential developments is Harmony Apartments in Almyrida.
What AILIT Group Verifies
Before making a decision, experts analyze:
- location, access roads, and boundaries;
- cadastral and title documents;
- allowed building area, height, and coverage ratio;
- availability of utilities;
- forestry, archaeological, and urban planning restrictions;
- terrain topography and site preparation costs;
- market demand for the future property;
- preliminary budget and potential revenue.
Owning land does not automatically guarantee that building is permitted. Therefore, comprehensive due diligence is required prior to signing any contract. Learn more about the main risks in our article on why many land plots in Greece are unsuitable for development.
