How the Handover of a New Home in Greece Works After Construction
Many believe that construction ends the day the workers leave the site. In practice, the home handover process determines the quality of the work and whether the result matches the project design. A professional inspection allows you to detect flaws before the property is handed over to the owner, helping to avoid expensive repairs in the future.
1. Checking Project Compliance
The first stage involves comparing the built house with the approved project documentation. We check:
- building area;
- room layout;
- terrace dimensions;
- ceiling heights;
- pool placement;
- external dimensions of the object.
Even minor deviations can affect property registration and future operation.
2. Facade and Roof Inspection
During the handover, specialists evaluate:
- quality of facade finishing;
- absence of cracks;
- paint uniformity;
- tightness of joints;
- drainage system;
- roof waterproofing.
3. Checking Engineering Systems
This is one of the most important stages. We must check:
- power supply and lighting;
- circuit breakers;
- water supply and pressure;
- sewage and hot water supply;
- air conditioning, heat pump, and ventilation.
4. Checking Windows and Doors
All windows and doors are tested for hardware functionality, alignment, airtightness, seal quality, and lock operation.
5. Interior Finishing Inspection
Specialists evaluate wall flatness, paint quality, tiles, joints, ceilings, flooring, stairs, built-in furniture, the kitchen, and plumbing. Any defects are recorded in a snag list.
6. Site Inspection
If the project includes a pool, garden, and parking, we check:
- the pool;
- outdoor lighting;
- automatic irrigation;
- paths and fencing;
- gates and drainage;
- landscaping.
7. Creating a Snag List
After the inspection, a detailed list of all identified defects is compiled. Only after these are resolved is the property considered fully ready for handover to the owner.
Why Professional Inspection Is So Important
The cost of fixing a small error during construction can be a few hundred euros. After moving in, fixing the same defect can sometimes cost ten times more. Therefore, experienced developers consider the inspection an essential part of the process.
