Required Documents for the Greek Golden Visa

Investor Documents

To apply for a residence permit, the investor must prepare a basic set of documents:

• Residence permit application.
• Valid passport.
• Proof of legal entry or stay in Greece.
• Passport-sized photographs.
• Medical insurance.
• Proof of payment of government fees.
• Contact details (email and phone number).

Important: For the main applicant, government fees are typically 2,000 euros, plus 16 euros for card issuance.

Real Estate Documents

Documentation for the property is handled by a lawyer and a notary. The package includes:

• Notarized purchase agreement.
• Proof of property registration.
• Notarized certificate stating the property price and payment method.
• Bank documents confirming full payment of the investment.
• Documents specific to the investment category (e.g., proof of change of use for commercial-to-residential conversions, status and restoration documents for protected buildings, or contracts, permits, and invoices for construction).

Documents for Family Members

For spouses, children, and parents, the following are additionally provided:

• Passports, insurance, and photographs.
• Residence permit applications.
• Proof of relationship: marriage certificates, birth certificates, or family status certificates.

Note: Documents issued outside of Greece must be officially certified and translated into Greek. Depending on the country of origin, an apostille or consular legalization is required. Minor family members are exempt from the main fee.

Financial Transparency

Banks may request additional documents to verify the Source of Funds. These include tax returns, bank statements, income documents, business records, property sale documents, inheritance, or gift deeds.

• Verify that names, dates, and places of birth are spelled identically across all documents.
• Prepare translations in advance.
