Golden Visa and residency
Renewing the Greek Golden Visa after five years
The main condition for renewal
The Greek Golden Visa is issued for five years and can be renewed for subsequent five-year periods. The core principle of renewal is that the investor must maintain the basis upon which the residence permit was granted. If the Golden Visa was obtained through real estate purchase, the property must remain in the investor’s ownership and possession. Selling the property terminates the investment basis and may lead to the loss of status.
Before selling or replacing a property, you must coordinate the procedure with an immigration lawyer in advance. A new purchase does not automatically transfer the Golden Visa.
Required documents
For renewal, you generally need to prepare:
- an application;
- a valid passport;
- photos in the prescribed format;
- medical insurance;
- proof of payment of government fees;
- copies of passport pages for the duration of the previous residence permit;
- documents confirming the maintenance of the investment.
For real estate, ownership rights, land registry records, and the absence of changes that could affect the residence permit basis are additionally verified.
Is permanent residence in Greece required?
The Golden Visa is an investment residence permit. For its renewal, the key factor is maintaining the investment and meeting program requirements, rather than the owner’s permanent residence in the country.
However, the lack of a residence requirement does not automatically grant the right to citizenship. Separate rules regarding actual residence, language, and integration apply to citizenship.
How family members renew their residence permits
Spouses, children, and parents renew their cards based on the current status of the main investor. A separate package is prepared for each applicant: passport, insurance, photos, fees, and proof of kinship.
Special attention must be paid to the age of children. Before the current card expires, it should be determined on what basis an adult child will be able to maintain legal status.
When to start preparation
Do not wait until the final weeks before the card expires. Check your passport validity, insurance, land registry data, E9, family documents, and property ownership in advance.
The renewal application is submitted via the electronic services of the Ministry of Migration and Asylum. After submission, an update of biometric data may be required.

Conclusion
The Golden Visa can be renewed every five years as long as the investment basis is maintained. It is safer to start preparations in advance and check the consequences for the entire family’s residence permit before taking any action regarding the property.
