How Villa Omorfi Was Built: A Personal Account by Alexey Fatuev
The Beginning: Choosing the Location
Every successful construction project begins with selecting a plot that defines the property’s future value and investment potential. Alexey Fatuev, founder of AILIT Group, sought a location in Crete with high land appreciation potential and panoramic views.
The choice fell on the village of Kokkino Chorio in the Apokoronas municipality. At the time, the area was characterized by a tranquil atmosphere and a limited supply of plots, while offering unique views of Souda Bay.
Engineering Challenges and Implementation
The Villa Omorfi project required complex engineering solutions. The plot had a significant slope and rocky terrain. Large-scale earthworks were carried out to realize the project: part of the mountain massif was cut away, allowing for the formation of 22 level changes. This design ensured panoramic sea views from almost every area of the villa.
After obtaining the official building permit, AILIT Group began construction. During the process, the project successfully passed all inspections by government regulatory bodies. The company strictly adhered to the principle of officially registering all personnel on-site, ensuring transparency and minimizing legal risks.
Results and Investment Potential
Over the past five years, Kokkino Chorio has become one of the most actively developing areas in Apokoronas. While Villa Omorfi was one of the first modern properties in the village at the start of the project, today more than 50 new villas are under construction here, and land values have increased by approximately 300%.
