Annual maintenance costs for a villa in Crete
Buying a villa in Crete is not just a real estate investment, but also a commitment to its maintenance. For a modern villa of 150–200 m² with a pool and garden, it is reasonable to budget 8,000–18,000 euros per year. For larger properties or premium maintenance services, costs can reach 20,000–30,000 euros.
Annual ENFIA tax
Every property owner in Greece is required to pay the ENFIA tax. It is calculated based on the E9 declaration data and depends on the area, location, building age, plot characteristics, and total property value. The tax is levied on the object owned as of January 1st of the relevant year. For an accurate calculation, it is recommended to consult an accountant (AADE).
Pool maintenance
A pool requires regular cleaning, water quality monitoring, and the use of chemicals. For a 30–40 m² pool, you should budget 1,200–2,500 euros per year. Additional costs include electricity for the pump, water heating, filter replacement, and equipment repairs.
Garden care
The average budget for a garden is about 1,200–3,500 euros per year. The final amount depends on the plot size, the number of plants, the presence of an automatic irrigation system, and the frequency of gardener visits.
Utilities
Electricity, water, and internet usually cost 2,000–5,000 euros per year. Expenses depend on the occupancy mode, use of air conditioning, heating, and irrigation systems. Installing solar panels and using energy-efficient equipment helps optimize these costs.
Insurance and repairs
Villa insurance costs approximately 400–1,200 euros per year, depending on the property value. It is also recommended to set aside a reserve for routine repairs, air conditioning maintenance, plumbing, and painting — about 1,500–4,000 euros annually.
Property management
If the owner does not live in Crete permanently, the property can be handed over to a management company. The cost of services is determined individually based on the set of options: inspections, repair organization, or preparing the villa for arrival. If renting out, costs for finding tenants, cleaning, linen changes, and income administration are added.
