How MIDA Will Change the Greek Real Estate Market in 2026

In 2026, Greece continues its digital reform of the real estate market. One of the most significant innovations will be the launch of MIDA (Μητρώο Ιδιοκτησίας και Διαχείρισης Ακινήτων) — the Unified Digital Real Estate Registry. The new state system will combine data currently held across different authorities and make information on every property transparent to the state, banks, notaries, and property owners.

For buyers, investors, and property owners, this marks a transition to entirely new rules for property registration and verification.

What Is MIDA

MIDA is a unified digital database that will combine information from:

  • The National Cadastre (Ktimatologio);
  • The E9 tax declaration;
  • The Electronic Building Identity;
  • Lease agreements;
  • The AADE tax authority;
  • State property registries.

Once the system is launched, all property information will be stored in a single digital profile.

What Will Change for Property Owners

The main goal of the reform is to eliminate discrepancies between state databases. If the area of an apartment, house, or plot of land differs between the cadastre, tax declaration, or construction documentation, the system will automatically flag the inconsistencies.

This will speed up transactions, while requiring property documents to be fully in order.

What This Means for Investors

For foreign buyers, MIDA will provide a major advantage.

Before purchasing a property, it will become significantly easier to verify:

  • Whether the property is registered in the cadastre;
  • Whether the actual surface areas match the documentation;
  • Whether there are unauthorized structures;
  • Whether building restrictions apply;
  • Whether there are tax or legal issues.

This will increase investment safety and reduce the risk of acquiring a problematic property.

How This Will Impact the Market

Experts expect market liquidity to increase following the full rollout of MIDA. Transactions will become faster, the number of errors will decrease, and banks will be able to perform pre-mortgage checks more quickly.

At the same time, thorough legal due diligence will become even more crucial. Properties with fully compliant documentation will become far more attractive to buyers and investors.

What AILIT Group Recommends

Before purchasing real estate or a plot of land, a comprehensive legal and technical due diligence audit is strongly recommended. This will help identify potential restrictions early and avoid extra costs post-transaction.

The introduction of MIDA will be one of the largest transformations in the Greek real estate market in recent years. For law-abiding owners and investors, the new system will make the market more transparent, secure, and predictable, making transactions faster and simpler.
