Glyfada, Voula, or Vouliagmeni: Where to Buy Real Estate on the Athens Riviera in 2026
The Athens Riviera is one of Greece’s most expensive real estate markets. However, Glyfada, Voula, and Vouliagmeni represent three different buying scenarios. The choice depends on your goal: year-round living, renting out, capital preservation, or investing in a new project.
Glyfada — Urban Life and Liquidity
Glyfada combines the seaside with full urban infrastructure: shops, restaurants, schools, healthcare, and transport. This makes both personal residences and long-term rental properties attractive here.
In August 2026, the average asking price for residential real estate in Glyfada was around €5,362/m², and around €6,502/m² in the center.
An additional factor for the area is the large-scale development of neighboring Ellinikon. We discussed how this project impacts southern Athens in detail in our article on Ellinikon’s impact on Glyfada real estate.
Voula — Quieter and More Residential
Voula is located south of Glyfada. It feels less like a big city and features quieter residential neighborhoods, private homes, and modern low-rise residences.
This area is ideal for buyers prioritizing proximity to the sea, privacy, and year-round living on the Athens Riviera while remaining close to Glyfada’s infrastructure.
Vouliagmeni — Premium Coastal Real Estate
Vouliagmeni belongs to a different market tier. It is a compact resort location featuring beaches, marinas, high-end hotels, and a limited supply of real estate.
According to the Spitogatos index for Q2 2026, the average asking price here was around €7,364/m². For select new or unique properties, seafront locations, sea views, and project quality can significantly increase the price.
What About Ellinikon?
Ellinikon should be considered separately. A new, modern district is taking shape here with residential complexes, a park, commercial infrastructure, and a revitalized coastline. It is not a direct equivalent to established neighborhoods like Glyfada or Vouliagmeni, but rather a large-scale new urban project.
How to Choose?
- Glyfada — infrastructure, year-round living, rentals, and a broad market.
- Voula — a quieter residential environment near the sea.
- Vouliagmeni — premium segment and limited supply.
- Ellinikon — new development and long-term territorial transformation.
AILIT Group is already developing its own projects in Glyfada. For example, Glyfada Residence is a 300 m² residential project consisting of six apartments.
Before buying, it is essential to compare not just €/m², but also the specific street, building age, view, parking, energy efficiency, future nearby developments, and legal due diligence. We have gathered key buyer questions in the AILIT Group FAQ.
