Buying Seaside Real Estate in Greece: What Foreigners Should Check Before Paying a Deposit

First Line Is Not Yet a Guarantee of Value

A listing may use words like seafront, beachfront, or sea view, but for a buyer, facts matter: where the plot boundaries lie, the status of the coastal zone, whether legal access to the property exists, and what restrictions apply to the specific object.

Land plots require particularly careful verification. The ability to build a villa cannot be determined solely by land area or the seller’s words. An engineer must examine the urban planning framework, road access, boundaries, and applicable restrictions.

What Lies Behind a Beautiful Sea View

For a completed villa, legal due diligence is not the only crucial aspect. The maritime environment places additional stress on the building: salt and humidity affect metals, facades, windows, and engineering systems. You must inspect:

  • Waterproofing and signs of dampness
  • Drainage and retaining walls
  • The condition of the pool and outdoor structures

On open plots, wind, topography, and rainwater runoff are also important. A house that looks wonderful in summer may require significant maintenance costs in winter.

Coastline and Construction

One of the key questions is what is permitted to be built or renovated on this specific plot. For coastal real estate, the following can be significant:

  • Coastal and beach zone boundaries
  • Archaeological, forestry, and environmental restrictions
  • Local urban planning regulations

Therefore, a seller’s phrase like “you can build another 150 m² here” guarantees nothing on its own. Building capacity must be confirmed by a qualified engineer after reviewing the documents and the plot.

The general process for legal and technical due diligence is explained in detail by AILIT Group in their FAQ for foreign buyers.

Verify Access and Privacy

A house located directly by the sea does not imply a private beach. The buyer needs to understand where private property ends and the public coastal zone begins, who has right of way, and whether registered access to the property exists.

For a luxury villa, this directly affects privacy, comfort, and future resale value.

Before the Deposit, Not After

The most dangerous sequence:

  1. See the sea
  2. Fall in love with the property
  3. Transfer a deposit
  4. Start checking

The correct sequence:

  1. Preliminary assessment
  2. Lawyer
  3. Engineer
  4. Review of restrictions and documents
  5. Deposit refund conditions
  6. Payment
